CONDITIONAL LOT:
On the fall of the gavel (or on an agreement for the purchase of the property outside the auction) the purchaser pays a reservation fee of 4% +vat per lot (or minimum of £8,000+vat) which is non-refundable and shall be retained by the Auctioneer as the auction fee in connection with the sale, as per the auction legal pack. Exchange of contracts within 4 weeks of the auction end date, whereby the highest bidder will pay a deposit of 10% (minimum £5,000) of the hammer price. Full legal completion takes place within 4 weeks of exchange of contracts (unless otherwise stated in the legal pack). The Seller agrees to sell, and the Buyer agrees to buy the LOT.
